Peaceful. Friendly. Convenient. That’s how residents describe the DeVargas Heights neighborhood in Santa Fe. With its broad streets and mature trees, DeVargas Heights has a pleasant, old-fashioned feel. Many houses hail from the Seventies and Eighties. These homes feel sturdy and flecked with charm, if a bit dated. The neighborhood’s location, at the hub of some of Santa Fe’s more upmarket neighborhoods, is a boon. For Downtown Santa Fe buyers looking for value, DeVargas Heights offers a favored location at a more favorable price.
Dwellings in DeVargas Heights run the gamut from townhomes to more sizable, luxuriant properties. But the bricks of the community are the Pueblo style, single-family homes. The typical house is roughly 1900 square feet in size with three bedrooms, and two baths. At one-third to three-quarters of an acre, lot sizes are a bit more generous than average. In addition, most DeVargas Heights homes come with a two-car garage: an uncommon feature in the downtown area. If you’re a seller in DeVargas Heights, take heart: this profile matches the wishlist for a range of buyers from downsizers to investors to those newer to the market. The only hotly-sought option that isn’t common in DeVargas Heights is air conditioning.
But therein lies the opportunity…
The fact that many of the homes remain in original condition is what makes them particularly prized. For what is often a modest investment of money or DIY labor, a home buyer can replace the carpet with hard-surface floors, change out the counters, update hardware, put in cooling, and craft a terrific home.
Parks and Amenties
Streets are reported to be dog and bicycle friendly. In addition, there’s Alvarado Park. This nearly 5-acre park has picnic tables, play equipment, BBQ grills and a playing field. There’s also very short walking trail good for catching the sunset or savoring mountain vistas. For serious hiking, the Sun Mountain Trailhead is about 1.5 miles away. The Pecos Trail Café –celebrated for generous portions and friendly service –is right next door.
Location, Location…
There are so many reasons to love the location of DeVargas Heights. It’s close to the medical facilities, restaurants and shopping areas of the St. Michael’s corridor. It offers quick access to I-25. Santa Fe’s Historic Plaza is just 3.5 miles away. And for those with school-age children, DeVargas Heights offers another point of appeal. Wood Gormley, the elementary school that serves the community, frequently tops the lists of best schools in the city.
While not as widely known as some Santa Fe neighborhoods, DeVargas Heights has much to offer. With its right-sized homes, much coveted garages, spacious lots and the occasion view, DeVargas Heights is a neighborhood with strong bones and powerful wings.
